Due to the development of housing market momentum over the past decade,the city center of China is very limited land resources.Land scarcity,residential development of high risk residential factors,residential market competition is fierce and national on the residential market strict regulation,under the above factors,many real estate enterprise capital chain rupture,in a test of the market,collapse or on the verge of bankruptcy.Many real estate companies therefore from residential development moved to the commercial real estate development,disperse the risk of the development of construction enterprises in order,and gain long-term profit through the operation of the project.With the policy of reform and opening up to promote and deepen,China's rapid economic development,people's living standard and life quality has greatly improved,spiritual life also follow enriched,demand gradually become more diverse.Due to the influence from the residential real estate market,the purchase of the policy,more western countries successful business model as a guide,prompting many real estate enterprises,commercial real estate development goals will be directed at the development and operation of the market of commercial complex,commercial complex in China came into being.It appears in more and more cities,catering,entertainment,leisure,office,and many other functions of one-stop composite,to meet the different needs of people,more and more welcome.With the commercial complex appearance and popularity,the real estate enterprises gradually found commercial complex project investment cycle is long,large amount of investment,many uncertain factors,reflecting the risk is far greater than the risk of real estate development.Than before,many small and medium-sized real estate enterprises blindly fought commercial complex project,now commercial complex development and management of risk is more and more attention.This thesis from the real estate business of the development of the Commercial complex angle,through the research and development of risk management of the commercial complex project T,carries on the discussion from the investment decision,preparation,construction,investment and operationof four aspects of the problem,summarizes theideas and experience,provide theoretical basis and decision-making reference for the future development of similar projects.
