| Real estate is a long-term,large-scale,high-input business activity,and China’s real estate financial system is dominated by banks.For a long time,commercial bank loans have provided the most important source of funds for the fast-growing real estate industry,and while the real estate market continues to heat up,financial risks are gradually gathering.Especially since the 19 th National Congress,the Party Central Committee and the Central Government have been constantly adjusting the macro-control measures of real estate,and strive to effectively control the state of overheated development of real estate.Therefore,for the commercial banking system,once the housing price has a credit crisis and a liquidity crisis under the influence of the macro situation and market fluctuations,it may have a huge impact on the entire financial system of China.From the perspective of commercial banks,this paper analyses the causes and transmission of risk of development loan projects,and proposes policies and suggestions to help guide commercial banks to pay more attention to potential risks behind development loan projects,implement effective and effective control measures,and reduce and decentralize development.Loan project risk.This paper takes the H real estate development loan project in GY District,ZQ City,Guangdong Province as the case study,focusing on the definition and characteristics of risk,the concept and content of risk management,the process and common methods of risk management,and the risk of developing commercial loan projects.The theory of risk level assessment of commercial banks begins with the analysis of the main risk classification and risk causes of commercial bank H company development loan projects.On the basis of constructing the risk evaluation index system of commercial bank development loan project,combined with the empirical research on risk management of H real estate development loan project,the risk of H real estate development loan project was analysed and evaluated.This paper adopts different perspectives from the risk management of commercial bank development loan projects in the past,from paying attention to evaluating project participants,improving project progress tracking and monitoring,strengthening control over key risk points,strengthening comprehensive evaluation,and strengthening risk control feedback.The six levels of exploring a more scientific and accurate risk assessment system have been analysed,and it is expected to provide a useful reference for China’s commercial banking system to effectively reduce the risk of developing loan projects. |
