| The commercial complex is the product of the high-speed development of real estate industry and the growth of national economy,and it is the advanced form in the process of commercial real estate development.Nowadays,with the increasing pressure of real estate market development and the further improvement of national income,the new retail market plays an increasingly important role,and industrial integration has become a new trend of commercial real estate.Major commercial real estate development enterprises have accelerated strategic adjustment and entered new retail and asset securities markets.Commercial complex development has become the main theme of commercial real estate in recent years.At the same time,commercial real estate has gradually extended to the field of asset operation.On the basis of traditional commercial real estate development model,this paper tries to design the integration of asset operation and commercial real estate first-and second-level action model.That is,from the stage of land first-level development,it integrates the concept of commercial real estate development,forms strong support from basic supporting and land planning,and cooperates with second-level developers to jointly develop commercial real estate for further development.We should strive for diversified cooperation platform in asset operation,plan for commercial real estate investment in advance,store high-quality operators in advance,and absorb excellent operation teams and talents,thus forming the development process of commercial complex under the three-level linkage development operation mode.All kinds of modes and theories in the field of commercial real estate development in China have been relatively mature and have basically reached the international leading level in terms of scale,but there are still some problems restricting the development of commercial real estate in the process of development,especially in the new retail era,opening up a new situation of commercial real estate,how to realize the operation of”light assets"and how to do a good job in urban operators,so as to become a contemporary commercial real estate operator.The hot areas in the development have important theoretical and practical significance in order to do a good job of commercial real estate development under the current situation and explore the three-level linkage development and operation mode of commercial real estate.Firstly,this paper analyses the current situation of commercial real estate development in China.Based on the current relatively mature flrst-and second-tier dynamic development model,the asset operation sector is integrated into the whole project development process,and the three-tier linkage development and operation mode is preliminarily designed.Through the analysis of the impact on the main links of commercial real estate development under the model,the paper puts forward some suggestions.This paper summarizes the development of commercial real estate under this mode.At the same time,this paper analyses the application and problems of three-level linkage development and operation mode in W project,compares the main changes of W project before and after the application of three-level linkage development and operation mode,further demonstrates the interaction between asset operation and one-level and two-level development from practice,and finally combines practice with theory.This paper sums up the experience of commercial complex project development under the three-level linkage development mode of W project,and puts forward various improvement strategies. |
