In recent years,our country has conducted frequent adjustments of policies and regulations concerning real estate industry.A great number of unfinished buildings have appeared due to each round of real estate controlling,among which commercial real estate projects occupy the largest proportion.The appearance of unfinished buildings not only caused serious waste of capital and land resources,but also brought about great losses to the developers and operators,which destroyed the image of a city and the confidence of investors;causing negative effects to the society.To solve the problems mentioned above,developers need to analyze comprehensively and conduct a control of development projects of commercial real estate.Effective control towards the high risk of development projects of commercial real estate should be conducted to reduce or avoid the high risk of losses appropriately.In the paper,Suzhou GZ commercial real estate project,in which the author has involved,will be studied as a case to discuss in depth the identification,analysis and response of the risk related to commercial real estate projects.First,a brief analysis of the geographic and business environment of GZ project will be conducted to explain the marketing position and development mode of this project and figure out the potential risks of this project in the course of developing.Second,on the basis of the analysis of real situation,the author investigated the risk of GZ project on the two stages,namely,implementation and renting management and assessed the financial risk during the developing of this project to offer a risk assessment of this project from the point of financial measurement.Finally,according to the analysis of the various stages and results of project risk assessment,the author proposed some feasible measurements of project risk prevention and response,so as to identify and respond to the potential risks of GZ in the process of project developing in advance to ensure the successful implementation of the project.The research results show that the risk analysis and evaluation of large commercial real estate projects will present different characteristics on different stages,which should be noticed that various risk management methods need to be comprehensively adopted according to the characteristics of different stages.This paper aims to take the academic research results of risk management and the real situation of China's commercial real estate projects into consideration and analyzes the development of potential risk factors of commercial real estate projects.The author alsoconducted a comprehensive analysis of the developing risks of commercial real estate projects by using qualitative and quantitative methods and provided corresponding countermeasures for the runners of real estate enterprises to refer to,which may contribute to the healthy and stable development of China's real estate industry.
