Urban housing levy compensation is a very important task of urbanization.Rapid and accurate assessment of housing compensation price can improve the urban construction and social security system;Reasonable and fair compensation for expropriation can resolve conflicts.That is also a solution way to promote our society harmonious development.At present,the workload of China's housing levy compensation assessment is very heavy.And there are broke out very intense conflict.How to solve the problem? Fair and transparent to determine the collection of compensation price is very important.This paper studies the expropriation compensation assessment for Requisitioned commercial real estate of the old city of Gan Zhou.A large amount of commercial real estate must be expropriation compensation assessment in the old city.The route value method can quickly accurate mass assess of land price.Therefore,I draw on Route Value Method to assess the land's thoughts.And I use the method to assess the expropriated commercial real estate.The author not only set a” standard Street commercial real estate”,but also estimate the value of the route.First,the author combines the land classification and grading of the Ganzhou city and the levied commercial real estate distribution of the old town.According to the principle of dividing line price segment,the old town of Ganzhou's 26 main roads are divided 97 Route Value section;Then,in the Dongyang road value section of three level regions,the author select a standard street commercial real estate and use the income method to appraise the standard street price of commercial real estate.That assessment price is 23025.96 yuan /?,And the price is the price within the zone.In this process,the author uses the AHP model,market extraction method and exponential smoothing model.The AHP model to determine the index weight of each influent factor of rental income;The author use market extraction method to determine the real estate's rental income rate of return;The author use exponential smoothing to establish exponential smoothing model and to calculate rate of annual rental income increased;And setting a factors calibration system for route price correction,the author use of route price correction method to assess the other expropriated commercial real estate price in the price section of Dongyang mountain route.Finally,by an example the author verified he feasibility of this method.Using the way,an expropriated commercial real estate is evaluated compensation price.That price is 22005.69 yuan / ? and the total compensation price is 1496386.99 yuan.There is 0.068% discrepancy between the total price of the market and the assessment price.Using "standard street commercial real estate" and " route price" of The Route Value Assessment,it can make commercial real estate levy assessment of compensation have a unified standard.And not only there is a reference standard to be imposed for the owner of expropriated real estate.But also the process of the assessed compensation real estate become more fair,objective and transparent.The method can solve the collection of compensation problems and contradictions and make a major role for social harmony development.Meanwhile,the route value method can be performed on large quantities of compensation house assessment,which saves a lot of manpower,material and financial resources and time to Ganzhou City.It is very practical significance.
