| This paper studies the assessment for levying compensation of the shanty towns ofdowntown area in Ganzhou city, using the concept of parcel of land and demarcated land pricefor reference, and introducing the concept of demarcating real estate and demarcating housingprice, and try to make shallow definition for them. This paper classifies the shanty towns ofdowntown area in Ganzhou city. Using the rating results and the distribution of shanty towns, thegrade of shanty towns of the land is obtained. Then a demarcating real estate in the region of firstlevel is set up, using the market comparison method, and the market price, that is the demarcatinghousing price5039.77yuan/m~2is calculated. In this process, the analytic hierarchy model is beestablished, the weight of each factor influencing the housing price is determined by the marketcomparison method, and the correct value of each factor also be determined by establishing themodel of FUZZY comprehensive evaluation. And a set of calibration system for correcting thedemarcating housing price is established, using calibration correction method to get a price forthe levied house. Finally, the valuation price is4942.17yuan/m~2through an empirical case, thetotal Prices is750913.45yuan. The discrepancy is0.0652%compared to the actual transactionprice, which verify the feasibility of this system.The introduction of the concept of demarcating real estate and demarcating housing pricemaking the assessment for levying compensation of the shanty towns has a unified standard, andthe expropriation of the value of own house has also a reference standard, which can making theassessment process of levying compensation of the shanty towns objective, visual and fairness,and achieving the collection and expropriation for a mutually satisfactory effect. So it can solvethe problems and contradictions which caused by the levying of shanty town, and contribute tosocial harmony and stability. At the same time, with calibration correction method to get the priceof the levied house, which can evaluate the mass housing, and aimed at the characteristics of awide scope of shanty towns of Ganzhou city, heavy remaking, heavy task, the time tight, theefficiency and accuracy have practical significance for the society to save a large amount ofmanpower and material resources, financial resources and time.The evaluation of land grade takes into consideration the price different of different areas ofthe shanty towns, namely land differential profit. However, at present, the compensation standardof land requisition for the shanty towns housing is set by the government. Generally there isdifferent price in different city, without considering the price difference in different areas. Thegrading for shanty town land makes the price of levying compensation more reasonable and fair,which can solve the different compensation problem due to the housing different section. |
