Market approach is an efficacious means of evaluating the price of real estate. The approach is universally recognized as one of the simplest, the most direct and the most frequently used methods in the international evaluating system of real estate. On one hand, the working principles of market approach are easy to understand compared with other methods; on the other hand, the evaluating process of it can directly reflect the state of the real estate market. With the rapid development of the real estate market of our country, it will be a good foreground on the application of the market approach. Under this situation, according to the fact situation of our country, this article expresses the research of market approach of real estate evaluating.The article firstly gives a summarizing of the applications of market approach on the native and the foreign countries, and the meanings, contents and approaches of market approach research. Secondly it introduces the basic theoretics of real estate evaluation from real estate prices, the contents, characteristics, value criterion of real estate evaluation and the four real estate evaluating approaches' concepts and the theoretics. On this base, it make in-depth research in the real estate evaluating theories, and analyzes the importance of market approach in the evaluating system, by the way further makes sure the meaning of research of market approach for the reality on the theories. The article stresses the revising factors of market approach of real estate appraisal, and point out the shortage of traditional factor revising in our country, and discusses respectively two ways for improvement which bases on Analytic Hierarchy Process(AHP) and fuzzy mathematics comparison approach; And last it analyzes the problems of using market approach in the real estate appraisal in our country at present and gives the countermeasures.
