Compared with other industries,the real estate industry has obvious capitalintensive characteristics.The amount of investment in development is large and the industrial chain is long.Under the circumstances that real estate developers have limited funds,the dependence on foreign capital is strong.At the same time,real estate development loans have become a hot spot for commercial banks' credit funds due to the large scale of single project funds and the obvious non-interest income.However,as a financial lender of real estate development loans,commercial banks are facing increasing risks.Therefore,under the environment that the central government's removal of real estate financial property orientation is very clear,how to control the risk of real estate development loans by commercial banks is of great significance for the orderly development of commercial bank credit business and the reduction of credit losses.Based on the above research background,this paper uses fuzzy AHP as the basic method to study the risk evaluation of commercial bank real estate development loan,completes the construction of risk evaluation index system,and uses the typical case of ZY Bank to apply the evaluation index system.Demonstration of the sex and operational procedures.Specifically,the first is the current status of ZY Bank real estate development loans and risk control measures.Through the field research,the current situation of ZY Bank real estate development loan business was collected,and the scale,structure and quality of real estate development loan were statistically analyzed.The current status of real estate development loan business risk control was discussed.Second,ZY Bank real estate development loan risk Construction of the indicator system.This chapter analyzes the risk factors of ZY Bank before,during and after the loan for real estate development loans,and sorts out 19 risk points.The third is the weight analysis of the risk factors of ZY Bank real estate development loan.This chapter uses the fuzzy analytic hierarchy process to derive the weight of various risks in the ZY Bank real estate development loan process.The fourth is to apply the risk assessment results of this paper to the specific case of ZY Bank,and verify the feasibility of the risk assessment results by scoring and analyzing the case.According to the conclusions analyzed in the previous paragraphs,the ZY Bank real estate development loan risk control recommendations are given from the three stages of prelending,lending and post-lending.This paper studies the risk control of real estate development loans of commercial banks,which has certain practical guiding significance for the healthy development of ZY Bank real estate development loan business and the security of real estate development credit funds.In addition,the research results of this paper are also helpful for the Chinese government to remove the real estate financial property and suppress the overheating of real estate.
