Since the 21 st century, an obvious feature of China's urbanization is the rapid expansion of urban land scale, that is land urbanization has been developing too fast. The economy of Yangtze river delta area is developing rapidly, and its speed of land urbanization is faster than the average. From 2004 to 2012, the area of built districts of cities in Yangtze river delta area has risen from 3347 km2 to 5247 km2, and the average annual compound growth rate is 5.8%. During this period, the rate of land urbanization in Yangtze river delta region also increased from 7.42% to 11.23%. Based on this, it is necessary to find out what are the driving factors of land urbanization in Yangtze river delta region, so this article will combine qualitative method with quantitative method to do researches on the driving factors of land urbanization in Yangtze river delta region.First of all, this paper defines the connotation of land urbanization and provides the calculation method of it. Then this paper calculates the rate of land urbanization in research area during 2004-2012 and introduces the basic situation of land urbanization in Yangtze river delta region.Secondly, based on the supply-demand factors analysis framework, this paper analyzes the driving factor of land urbanization in Yangtze river delta region qualitatively. And then the paper preliminarily chooses 16 driving factor variables. Then by using the principal component analysis and correlation analysis, finding out the driving factors are land-transferring fees, per capita area of paved roads in city, non-agricultural population in municipal districts, investment in fixed assets, total retail sales of consumer goods, actual use of foreign capital, per capita disposable income etc.Again, on the basis of STIRPAT model, using multiple linear regression model and panel data model analyzing how those factors drive on land urbanization in research area. After optimizing the model, finding that total retail sales of consumer goods, population growth, investment in fixed asset and foreign capital inflows can best explain the land urbanization level in Yangtze river delta region. And the sequence of promotion degree is: total retail sales of consumer goods>non-agricultural population in municipal districts >investment in fixed assets > actual use of foreign capital. Further, through the regression analysis of different areas, finding that area with higher rate of Land urbanization mainly experienced a consumption-driven land urbanization in the research phase, while lower area was driven by both investment and consumption.Finally, the paper provides some policy Suggestions to regulate land urbanization. Such as controlling the scale of construction land, intensively utilizing urban land, changing the way of assessment of local government, getting rid of financial dependence on land, developing regulations adjusting to local conditions.
