With the acceleration of the construction and development of urbanization in China,the construction of residential quarters as a carrier of urban development is attracting more and more attention of urban residents.At the same time,with the increasing dependence of residents on residential property services,many property services and management problems are placed in front of Property Management Company.It is urgent to solve them effectively.Therefore,how to use information technology to improve the level and quality of property management in urban residential areas is becoming a bottleneck problem for China's property services and development.This thesis first analyzes the development background and construction of informatization residents of residential property services,combined with the domestic and foreign research situation of property management service,points out the existing problems of the residents in residential property management and construction,introduces the purpose and significance of developing property comprehensive service system construction.According to the comprehensive service demand of residential area property,first of all,around the general demand of property management,the main business processes such as toll collection,complaints,security and maintenance are analyzed from the business point of view.Therefore,the demand case model of all kinds of main business is analyzed,and the business and functional requirements of the property integrated service system are clearly defined.Combined with the application architecture of the system,a solution of the property integrated service system based on the hybrid software architecture is put forward,and the software level is elaborated around the system architecture.The paper focuses on the in-depth software modeling and designing of the household information management module,the property cost management module,the residential security service module,the maintenance and complaint service module,and the parking management module.In order to solve the problem of resource integration in the property system,the design of system integration scheme,integrated interface and database is designed.Combined with the design of the system,the software environment and the network topology of the development of the property integrated service system are expounded.At last,the realization of the softwareprogram is discussed in the light of the functional modules involved in the property comprehensive system.This topic is a research on the information construction of the residential property comprehensive service.Through the research of the subject,it is helpful to improve the comprehensive service and management ability of the property company to the residential quarter,and solve the real estate service problem that residents respond to in time.At the same time,it can also support the decision support of the comprehensive service of residential property.The integrated scheme used in this project provides a more feasible reference for enhancing the interconnect sharing and resource integration of the property comprehensive service information.
