Design And Implementation Of Online Registration Management System For Newly-built Commercial Housing

In this paper,it takes Changzhou newly built commercial housing trading online management as the research project.In order to further standardize the real estate sales order,optimize the administrative approval process to achieve business association and strengthen the use of market data analysis,improve the ability to run the system and the external public service levels,meet the growing public needs of real estate administration,we studies the various laws and regulations to promote the sustainable development of the real estate market promulgated by the State Council,the Ministry of Housing and Urban and Changzhou Municipal Government departments.And researches the same type of housing management platform in other cities to build a set of mapping management,administrative examination & approval,contract filing,market monitoring,information sharing and public service as one of the real estate sales management system based on the existing real estate pre-sale management system of Changzhou.This system can effectively guarantee the information integrity and traceability in business process,as well as the authenticity and consistency of business data.At the same time,the system will set aside the interfaces of business relationship and data service to share information with the government departments who are responsible for the registration business,financial business and construction business.The main users of Changzhou newly-built commercial housing sales record management system contains real estate transactions users(developers,buyers),trading regulators,housing mapping management agencies and other housing groups(such as the provident fund construction planning department and financial guarantee institutions).To facilitate the system maintenance and use,we choose the browser / server mode(ie: B / S structure)for development and construction of the system.Users just need to log on through the browser without installing the local client.This paper firstly investigates and summarizes the research status of newly-built commercial housing sales management system at home and abroad,and then summarizes the business function and operation of the housing sales in Changzhou city.According to the demand analysis of the new real estate sales record management system,we have done the detailed analysis and functional design of new real estate sales record management system and finally use the relevant technology to achieve the functions.The implementation of the system is based on the Windows operation system,we use html,css,javascript and other web development technology to develop the web pages for providing users with a friendly interface,and use Java and Eclipse development tools which supporting J2 EE to code and debug for efficiently implementing MVC(model-view-controller)design patterns;and we choose Oracle database to store data for the efficiency and reliability of data processing.Changzhou newly-built commercial housing sales record management system includes surveying and mapping management,commercial housing sales approval management,commercial housing contract management,statistical analysis & market monitoring,information disclosure & external data services,and other market transactions business management.Based on the six major business modules,we design a large number of test cases to detect the system's practicality,security,integrity and scalability,and the test results show the system meets the intended design goals.At present,the system has been applied to Changzhou housing management work,the system is stable with good performance.In summary,the design of the system fully takes the existing conditions and needs,the future application and development of technology into account to achieve the business data sharing and the coordination between businesses.It can provide reliable reference information for the administrative decision-making which can facilitate the implementation of the relevant departments in the event of market supervision.At the same time,it effectively regulate the real estate transactions and avoid the risk in real estate transactions process for real estate market healthy and orderly development.
