Traditional engineering project management has many problems,the more prominent is paying too much attention to the construction process,and ignore the operation and maintenance management process.The Royal Academy of Engineering(RAE Royal Academy of Engineering)has done a survey,for an office buildings with 30 years' life,building life cycle cost ratio is:1:5.And 1 is construction costs,5 is operating costs.Thus,in the whole life cycle of the project,the importance of operation and maintenance stage can not be ignored.For large office buildings,there are many problems in the management of equipment in the property stage,especially the information management of equipment.The information involved in the operation and maintenance stage of the project covers the whole process of the life cycle of the project,which has the characteristics of large volume and dispersed information,not only in managing difficulties,but also in poor information application.Through the investigation of China's large office building information management in the operation stage currently,in the daily maintenance state,due to mismanagement of information bring problems,such as low efficiency problems,long-time reflection and so on,the whole building safety and operation conditions have hidden dangers,and will reduce the user satisfaction degree.In the face of all kinds of problems in the operation and maintenance stage,and full play to the opportunities of the times,the application potential of BIM in the construction field is gradually emerging.Since appearing in China in 2008,BIM has made great progress not only in the field of research,but also in the practical application of design and construction.More and more building is designed by BIM,presentation with the combination of 2D and 3D drawings.From the cognitive perspective of project participants,BIM can improve the communication effect,meet the needs of all the parts.In addition,BIM can also be used for collision detection,virtual construction,improve the accuracy of the construction process,and combine the BIM with time and cost,thus guaranteeing the realization of various objectives of the project.For the research and application of BIM in the operational phase,at present is still in the exploratory stage,the scholars in the perspective of the problems encountered in unique research,research direction is relatively broad,has certain guidance.This paper based on the background above,considering that compared with the general residential buildings,equipment information management is more complex for large commercial office buildings,so in order to increase universal value of the research,choose large commercial office buildings as the research object,to research information management of construction equipment based on the BIM.Firstly,this paper introduces the basic theory,including the basic concept,characteristic and advantage of BIM,the basic theory of project information management and the core idea through the theory of value engineering,to provide support for the research of these theories.Secondly,through semi-structured interviews with domestic and foreign literature research based on large office facility management personnel,understanding the general mode of equipment information management and information management problems,including high cost,difficult to integrate information sharing,transfer problems and so on.To solve the above problems,this paper design an information management system based on BIM framework.The establishment of the information management system needs to set up the process of information transmission,and solve the problems of information standards,data stability,interaction and the standard definition of information forms and formats.With the aid of BIM software,Autodesk Revit platform,Excel data interface plug-in Rush Forth through the embedded platform can realize stable interaction of information and data,and with the help of digital management system for information encoding itself,through reading literature and questionnaire form of standardized equipment information management information needs,classify the information elements from theProduct information,maintenance information and other six categories of information,to guide the transfer of information.Finally,by using the method of case analysis,information management in Dalian XiWang Tower office property equipment for example,create BIM model and information system,information management based on the system,and through the feedback of property manager at all levels,the framework create value of information management,achieve the purpose of this study.With the different research direction of current operation and maintenance information management based on BIM,this paper focuses on routine office software and can intersect data mutual conversion interface,greatly overcome professional barriers based on BIM,and the equipment management information system is investigated on the demand of information equipment,to overcome all the problems in the process of information transferation,can provide a reference to the office equipment information management.
