With the reform and opening up,China's rapid economic development,urbanization continues to advance,the construction industry in the ten years of the development process,still with high pollution and high energy consumption of the traditional extensive development mode characterized mainly,and the western developed countries have entered the industrialized and mechanized production mode.In order to promote the transformation of China's construction industry,the state has also begun to vigorously promote the production and development of industrial buildings,hoping to bring new impetus to the entire construction industry.Compared with traditional residential buildings,industrialized buildings have obvious advantages in energy saving,environmental protection,construction speed and use cycle.At present,China's construction industrialization is still in the early stage of exploration and inspection,the key implementation of the operation and maintenance system and implementation framework has not formed.In the part of the project,prefabricated design and production,transportation and installation does not match the production level is relatively backward,the various departments involved in the project coordination degree is not high,there are some omissions,collision phenomenon,the construction management level is not high,the lack of ability to control the overall.This paper introduces the problems of the traditional residential buildings in the development process of starting,and the concept and characteristics of the housing industry is expounded,illuminate China carry out the development of prefabricated construction strategy,the concept of modular design.The so-called modular design principle is analyzed in detail in the design of the building,the position of each function module of the space,these modules are thinned,and the completion of splicing and combination,and ultimately the formation of a new building.Therefore,it should be based on the architectural theory,combined with human engineering,environmental psychology and other disciplines to explore research.On the other hand,the rise of BIM technology and the promotion in the construction industry,has achieved considerable economic benefits,and provides a new way of thinking and development direction for the development of building industrialization.The application of BIM technology and the combination of residential industrialization,is a worthy of further research,the standard design and application of BIM technology in the industrialization of residential component production and assembly of prefabricated construction site,construction of BIM information model base,has obvious benefit to the full realization of industrialization development.
