In recent years,it appears "green building" in the construction industry.There are many benefits constructing green buildings,which is an inevitable trend of the future development in the construction industry.At present,the situation of green building is the following three points: firstly,the assessment of green building is only focused on the design and operation stage,not the other stages.Secondly,the evaluation of the green building is mainly design and operation identity,which ignores the research of incremental costs and incremental benefits.Thirdly,there are many national and local policies to promote the development of green building,but it brings about the unbalance development of the east and the west of the green building,because of the incomprehensive awareness of green building.There are many researches on green building at home and overseas,which are mainly in green building technologies,evaluation methods,relevant policy and management of cost.Both of them are all lack of studies of incremental costs and incremental benefits.Basing on the domestic and abroad researches and for solving the deficiency of the present researches,firstly the paper defines the concept and characteristics of green building.Secondly the paper analyses detailedly the composition of the incremental costs and incremental benefits.Moreover the paper gives calculation ideas and methods according to the content of the incremental costs and incremental benefits.Then build a model to analyze the relationship between the incremental costs and incremental benefits to assess comprehensively the economy of the green building.Finally the paper introduces the green building engineering cases to demonstrate the theory of research.The innovations of the paper research are mainly following three points: firstly,the paper evaluates comprehensively each stage basing on the whole life cycle theory,not just the design stage and operation stage.Secondly,the paper proposes the calculation method of incremental costs and incremental benefits in the whole life cycle stages.Thirdly,the paper introduces the principle of value engineering to analyze the relationship between the incremental costs and incremental benefits.By using the value engineering analyses objectively incremental benefits under the unit incremental costs,which helps to evaluate comprehensively the economy of the green building,and better manage the cost of green buildings,and choose a better solution,and promote the development of green building.
