Analysis Of Incremental Cost Benefit In The Whole Life-cycle Of Green Building

With the global energy crisis and environmental pollution becoming increasingly serious,we are facing a tough situation regarding our living condition.For recent several years,even though the green building industry has been through a rapid development,it has merely focused on the construction of green building assessment system,and technology research and development;while research on the incremental cost benefit has been rare and limited,which is however the biggest obstacle impeding green building from popularization.From the above,this study first reviewed the domestic and overseas literatures upon incremental cost benefit of green building.Second,this study classified the life cycle of green building construction into four stages based upon the life cycle theory,which are decision making and design,constructing,operating,and recycling.Third,this study explained the definition of incremental cost and incremental cost benefit,and identified the main elements,pointing out that the incremental cost consists of soft cost,green technology cost and certification cost;while the incremental cost benefit is composed of economic benefit,environmental benefit,and social benefit.According related theories and quantitative methods,this study at last utilized incremental cost benefit model to assess the green building life-cycle incremental cost benefit in the form of a case.The results show that compared with the non green building,although the initial increment cost of the green building is larger,it will produce benefit during the whole operation period in the whole life cycle of the building.In this thesis,an example of practical green building engineering is introduced,and the incremental cost and benefit are classified and calculated.Through the use of cost-benefit analysis model,it can be concluded that the green building have better economic performance than the non-green building in the whole life cycle.In this thesis,the application of life cycle theory of green building,the green building life cycle increment,the building of incremental cost benefit model and the conclusions provide a new perspective for the economic assessment of green building,expecting to promote the popularization and development of green building,which will boost future sustainable development of society.
