| According to the different parties involved in the work of the nature and characteristics project management can be divided into the owners’ project management,design project management,construction project management,the supplier of the project management and construction project general contractor project management.And the owners of the project management is the core of the managements,it is also known as the construction project to promote the "motor(engine)".However,in the domestic construction market,because of the impact of the traditional planned economy and the lack of understanding of the concept of the project,most of the projects pay more attention to the construction side of the project management,and neglect the important roles of the owners’ project management,which makes the owners did not really participate in the construction process of the project,and can’t have a good site management of the entire project.In order to ensure the successful implementation of the project,we must pay attention to the project management of the owners which need to manage the project quality,time,cost and risk.Therefore,it has a great significance to study and analyze the management of the owners in the implementation phase of the project.JXLG turnover housing project is an important construction project in the city of the project,which is mainly to attract high-level personnel,improve the living conditions of the old teaching staff to seek the best development of the school.In order to ensure the smooth implementation of the project,the owners need to carry out its initial research and form a complete project management plan for the owners,this paper mainly studies the project management of the project implementation phase of the project management of the owners.In combination with turnover housing specific project management as an example,on the flow of the housing owners’ management target,management organization structure and management content were analyzed.Paper focuses on explaining the owners on the implementation of the bidding scheme demonstration and process management,mainly for the project early exploration,design and consultation,market supervision and construction unit visited the investigation and research work,in order to provide feasible suggestions to the latter part of the bidding work,and finally makes a detailed planning for the owners’ management of project implementation phase.In order to ensure that the JXLG turnover housing project can meet the expectations of the owners,we need take the project managements according to the characteristics of each stage of the project,so we can achieve the goal of project management more efficiently.Through this study,we can draw the following conclusions: 1.In the survey and design stage of the turnover housing,the emphases ofthe owner of the project management is mainly for the bidding scheme demonstration of the survey and design unit and the managements in the process of survey and design stage;2.In the construction stage of the turnover housing,the owners of the project management should pay more focus on the bidding scheme demonstration of the supervision and construction units,and the effective control to the construction process for the three major objectives of construction quality,cost,duration;3.In the acceptance stage of the housing turnover,the key point of the project management of the owner is to check before acceptance according to the specified acceptance procedures,strengthen supervisions and management to the approval process and properly handle the quality problems need to be repaired in the project quality guarantee period. |
