In recent years,BIM as an important means of information has become a hot research.But the low-level of BIM implementations, mostly confined to the three-dimensionaldisplay, especially lacking of an effective cooperation mechanism in BIM applicationsaround the participants, conflicts of interests, repeated labor, duplication phenomenon isrelatively common, those all restricted the actual benefits of BIM technology play.First of all, on the basis of a large number of literature and experience, this papersummarized the framework of BIM implementation planning for the owners. On this basis,thesis proposes three kinds of BIM application modes: the design dominant mode,consulting auxiliary mode and the owner self-built mode, and make a comparativeanalysis of the advantages and disadvantages, further summarize various modes suitablefor the situation.Secondly, for the convenience of owners’ selection of BIM modes, this article alsobuild the BIM maturity assessment model for the Owners. And the evaluation indexsystem constitutes by five aspects: the software and hardware capabilities, quality ofpersonnel, regulatory capacity, back-up support. And the maturity of the owners’ BIMapplications from low to high is divided into five levels. This evaluation system canevaluate the maturity of BIM implementation conditions and provide guidance of BIMapplication modes for the owners.At last,thesis analyzes the strategies of BIM implementation for the owners. UsingGame theory method to analyze the relation among the owners, BIM designer, andconstruction units, and based on the results of the analysis, the owners is given thestrategies and skills of BIM implementation.
