Land resource, which is one of fundamental elements for agricultural production, is also the fundamental in all human existence. Land transfer is not a new thing.With the change of rural economy and society, the promoting of urbanization and the development of scale and modernization of agriculture, farmland transfer is accelerating. Now, there are five main kinds of farmland transfer, they are sublet, exchange, rent, etc. There is no doubt that so many problems exist in the process of farmland transfer. For example, legal flaws, de-normalization of land transfer. Most importantly, the determination of farmland transfer rent is also an unavoidable problem.For peasant households who are main engaged in non-agricultural industries, farmland transfer can avoid farmland becoming waste, free rural labor from farmland and bring them fixed income. For those aging rural labor, farmland transfer can be labor and capital saving.However, the cases of transfer dispute and the climbing of farmland transfer rent lead the author to think in depth:What cognition degree does farmer have for the farmland transfer rent? What can be the influential factors for farmer’s cognition of farmland transfer rent? Here, the research aims to analysis the influential factors for farmer’s cognition of farmerland transfer rent by Logistic model and provide a way to perfect the system of farmland rent, thus lifts the efficiency of farmland transfer and even promotes the reform of agricultural supply side.The paper combines theory with practise and normative analysis with empirical analysis as the research method. Broadly speaking, the paper can be divided into five parts:the first part, a classification and remark of land transfer rent literatures, it’s also a part to provide analysis methods and knowledge preparations, the second part, first an introduction to behavioral economics, welfare economics and land rent theories which includes land rent of western economy and land rent of marxism, then, a summary to the land system and land rent in different periods after 1949 in china, finally, the definition and scale of land rent for this paper. The third part, description of current situation of farmland transfer in sample area. The forth part is the empirical part of the paper, the part of empirical research is mainly achieved by Logistic model based on Stata. Specifically, farmland transfer rent can be influenced by farmer’s gender, age, district,family income,etc. The fifth part, a series of corresponding suggestions and measures are given, including respect farmers’ land transfer will etc.
