And accordingly put forward some reasonable proposals, hoping to make some contribution to the transfer of agricultural land and promote large-scale operation.Beginning of this paper describes the background, purpose, meaning and related research dynamics and introduces the concepts and theories, then analysis the basic characteristics of farmers in Lingbao, the will about transfer of agricultural land and view on rent based on the data studied before, it also analysis the conduct of circulation parties under market competition. Once again, the paper does the research on factors affecting farmers’ income, establishing C-D production function, using the general linear regression and quantile regression, and then obtains the incidence of rent to the farmers’ revenue. Finally, the rent of agricultural land’s management right of Lingbao is taken as the research object, its influencing factors as the starting point, through setting the farmers’ will and terrain for dummy variables and using multiple linear regression method, analyzes the factors influencing the rent and its influence degree. And by assuming that the size and the circulation rent was changed in the form of a direct proportion function under the principle of supply and demand balance, it analyzes the corresponding optimal rent of the optimal size.Research shows that:(1) Households’ income and rent have a close relationship, which the rent has a change 1, the households’ income changes 0.535 following by.(2) The income of non-agriculture and farmers’ circulating will are negatively related to the circulation rent. The higher the income of non-agriculture or the more intense the circulation will, the lower the rent expected; the circulation period and topography are positively related to the rent, the longer the circulation term or the more favorable the terrain, the higher the rent required.(3)When the income of agriculture land is the maximum which is the apex of the parabola, the circulation size is the optimal size, and when the optimal size is consistent with the balanced size, we can obtain the optimal rent.(4)In order to promote the transfer of agricultural land, achieve the large-scale operation, we should vigorously promote the development of agricultural economic, establish intermediary organizations to service the transference of agricultural land’s management rights and regulate rent’s position. While also the government can give the farmers some propaganda and guidance through professional training and so on, making the case that agricultural land’s circulation is the general trend and the only way to the economic development, in order to strengthen their Circulation willingness.
