With the rapid development of China’s economy, the real estate industry has become an important industry in China’s economic development, and plays an important role in the economy. In particular, 4 trillion of the investment after the economic crisis, the purpose is to stimulate the development of the economy, but caused a huge bubble in the real estate industry. Since then, the country has also increased the real estate regulation and control, real estate industry began to fall into the doldrums. Since the beginning of this year, the country began a new round of monetary easing, began to cut interest rates, the real estate industry began to slowly have signs of recovery. But the real estate industry is a subject to national macroeconomic regulation and control, the larger, higher return on investment industry. Therefore, the real estate industry by national macroeconomic regulation and control, the level of economic development and natural environment factors impact, with high uncertainty. Study the impact factors and assessment of risk is the key to the success of real estate projects, so in the process of development of investment projects in the feasibility study is particularly necessary.According to the theory of project management, SWOT analysis and financial evaluation, this paper takes the Lido Yingkou new town construction project as an example, and analyzes the feasibility of the real estate construction project. In this paper, research status quo status and development in the industry of domestic and foreign research on the demonstration of necessity of market demand and the construction of the Yingkou Lido metro construction project of real estate development project, expounds the feasibility of development projects; the basic situation of the project, evaluate the whole project development positioning and product positioning, and research the project market analysis; research on project surrounding ecological environment, energy saving project and ecological impact, on the social benefits of the project analysis, finally according to the development plan of the project, to evaluate the project financial situation, the economic and financial evaluation and uncertainty analysis, obtains the project economic feasibility conclusions, for the company decision-making control the investment risk and better management of the project to provide reference.
