China's old-age real estate construction and investment are based on the initial stage.The main characteristics of old-age real estate projects are marketability and welfare,as well as sociality.Therefore,the investment benefits of old-age real estate include economic and social benefits,and at the same time,the indirect benefits of enterprises are extremely high.Significant.At the present stage,China's means of evaluating the benefits of real estate investment for the elderly are inherited from the previous economic evaluation methods.It only pays attention to and pays attention to the evaluation of economic performance.It ignores the social benefits of investment in real estate for the elderly and the indirect benefits of the enterprise,resulting in many feasibility and operability.The old-age real estate has been consistently labeled as “not worth investing”,leading investors to think that investing in this project can only gain meagre benefits and lose investment initiative.For real estate companies and investors,correct and scientific investment decisions are extremely important.We must attach great importance to the evaluation of the comprehensive benefits of real estate investment projects for the elderly,so as to avoid and reduce the blindness in the investment decision-making process,and create economic benefits for relevant institutions.Gradually improve the state pension system,and continuously enrich its content and connotation.This article integrates various theoretical systems such as the analytic hierarchy process and fuzzy comprehensive evaluation methods and diversified means,studies project feasibility and project risk management,etc.,and integrates HZYN CCRC pension real estate project,based on actual conditions,Qualitative and quantitative analysis methods,organically combined dynamics and static analysis methods,and the YHZN Excellent Year CCRC Pension Real Estate Project as the main research object,will explore the available investment benefits.Fully combining its own characteristics,it adopts the analytic hierarchy process to improve the index system that evaluates the project's investment efficiency,and builds the evaluation model based on the fuzzy comprehensive method.The conclusion obtained is that the project has basic feasibility and proposes decisions and related recommendations.
