In recent years, Chinese real estate industry has developed so rapidly that it almost shocks the world. While gaining much experience, it is common that the insiders feel lacking of the instruction of investment economic theory in the aspect of capital operation, especially the scientific investment analysis method. Combining the case of investment project of Xinjing Century Town, I explore practical method and theoretical system of economic benefit analysis on investment project about real estate——model of three stage of investment opportunity analysis, product development strategy and economic benefit evaluation, and focus on applicable analysis on it.The first stage of economic benefit analysis on investment project of Xinjing Century Town is investment opportunity analysis, including basic information of project and investment background, investigation and prediction of real estate market.The project profile and investment background, mainly includes such aspects as basic information of project, main technical and economic target, survey of member unit of developing and managing group, local natural condition, social economic environment, living state of inhabitants, regional development planning, industrial development environment etc. The project lies in the center of Xiamen City, with the total constructional area of 75788.330 square meters, among it, the residential area is 44992.53 square meters, it is a high-rise dwelling building project. It is designed as a T·C·PARK——center of city·commercial residential park. The project is awarded the title of one of ten most expectable buildings in Xiamen in 2006.
