In recent years, the state has the "ten countries," and "restriction order" and other macro-control policies on the real estate industry regulation, making the real estate industry slowed down. Especially since2014, the new housing market slowdown in growth, while the growth rate of new construction real estate industry also fall,2014-a sharp decline in sales in April, May, prices began to decline nationwide. By this analysis, the real estate industry is facing a new round of reshuffle, in the real estate business is facing tough market environment situation, to study how to improve the performance of the real estate business, so the real estate business to face intense competition and shrinking market and be double test survival and development has become a very important issue.Real estate companies are carrying the main real estate industry, real estate companies listed through performance evaluation studies, the establishment of real estate enterprise performance evaluation model, proposed to increase the level of performance of real estate companies listed on measures to improve the survival and development capacity of the real estate business. Performance evaluation system study of listed real estate enterprise performance evaluation, established in line with the real estate business characteristics, can provide useful lessons for policy makers the real estate industry to provide the basis for the discrimination information of the real estate industry investors.In this study, the level of performance of listed real estate companies were investigated through the use of DEA model C2R model, first select the60companies from China Real Estate Yearbook2013, in accordance with the principle of selecting41DMU excluding listed companies as samples, through access to various enterprises Annual obtain the corresponding indicator data, then the model is estimated by the level of understanding of the relative performance of the real estate enterprises, and inputs and outputs, respectively, from the perspective of non-DEA effective enterprises were studied, and measure out the index value improvement; through the listing the real estate business data for research, proposed measures on the listed real estate companies to improve performance levels, mainly from improving technical efficiency and scale efficiency of real estate listed companies corresponding improvement measures are proposed in two ways. Hope that through this study, capable of promoting the level of performance of real estate enterprises to enhance and promote the healthy operation of the real estate industry to make the appropriate contributions.
