Study On The Method Of Performance Evaluation Of The China Listed Real Estate Corporations

Although real estate industry in China has recently experienced an extremely rapidly development, the situation most of the real estate companies are facing is not so optimistic. Due to the increasingly high competition and more and more stern macro-economic adjustment, many real estate companies are now standing at the crossroad. Hence, it is necessary to evaluate the performance of the real estate companies in order to promote the development of industry. Meanwhile, as a significant part of the national economic system, the stock market has been providing a perfect platform for the company to finance in a long term. Although these companied that can be listed are always believed to be the top in their industry, some listed companied reported loss due to the ineffective management. In order to strengthen the regulation and to put more attention to the study of these listed companies, we must make an accurate and scientific performance evaluation for these listed companies.The performance evaluation of corporation has been the study focus for the important role it has played in the corporation management. General speaking, there are there different definition about performance:1) results-oriented;2)conduction-oriented;3) combination of results-oriented and conduction-oriented. Considering the applicability of the study, we use the first definition in this paper.Up to now, there are a bulk of methods have been applied in the practice of performance evaluation. Different methods lead to different result. For the sake of obtaining a reliable result, it is significant to use the combinatorial evaluation method to obtain a scientific and objective evaluation. In this paper, we use PCA, AHP, GREY subsequently and then put their results in the framework of combinational evaluation method. By this mean, we get a satisfactory research result in the end.
