Performance Evaluation Of Real Estate Projects Under EPC General Contract Model

In recent years,the EPC general contracting model has developed rapidly in domestic engineering,including real estate development projects.The procurement link is the core link of the EPC real estate project.In the three processes between design,procurement,and construction,it plays a role in carrying forward the process,directly affecting the progress,quality,and cost of the project,and thus affecting the overall interests of the EPC general contractor.Therefore,it is very necessary to evaluate the performance of the procurement activities of EPC real estate projects.Firstly,this paper expounds the background of the research in detail,and reviews the development of EPC general contracting model and the status quo of procurement performance evaluation.Then the related theories of EPC procurement performance evaluation,including the characteristics of EPC general contracting model,the advantages of real estate projects under EPC general contracting model,etc.,provide the theoretical basis for the following research;Secondly,on the basis of performance evaluation theory and EPC real estate project procurement theory,combined with the characteristics of EPC real estate project procurement activities,this paper analyzes the procurement management status of EPC real estate project and the status of procurement performance evaluation.This paper puts forward that the management of procurement performance evaluation in EPC real estate project is unreasonable.Through reading a lot of literature,based on IPCAM excellent model indicators,according to the characteristics of procurement activities of EPC real estate projects in China,we further refine and integrate evaluation indicators.Propose a system of evaluation indicators that includes nine dimensions:procurement objectives,management objectives,staff,funds,progress,costs,quality,communication,contracts,and information,and then combine the hierarchical analysis method and the fuzzy evaluation method.The procurement performance evaluation model of EPC real estate project is established.Finally,through the actual case verification to support the problems raised and the proposed evaluation model,the analysis of procurement performance needs to focus on the dimensions,for the leadership to make relevant decisions to provide a reference.
