Real estate industry is the important pillar industry of national economy.Thehealthy and continuous development of real estate industry is important not only ofbuilding a harmonious society,but also of developing the nationaleconomy.However,in recent years,the fast-rising price of real estate attracts the focusof government,who places several new policy regulations and controls on thisindustry.In addition to the influence of the economy depression,the real estateindustry has shown the inflexion.The wait-and-See attitude of people affects thechain of the funds which is the most important part in real estate industry.What ismore,as the estate industry is capital intensive,financing becomes anotherindispensable soures of funding。Which is restricted by domestic limited financingchannels.Therefore,it is imperative to put real estate funds management as the coreof enterprise financial management and set up a funding mode of scientific andrational centralized management,to ensure the efficient use of funds and to create theown core competitiveness.This paper is divided into five parts: the first part is the introduction introducesthe background and significance of study on capital management of real estateenterprises, combining the related literature at home and abroad, the research contentof this statement, thinking method and research; the second part first introduced thetheory of capital management, and then introduced the enterprise group capitalmanagement theory, which focuses on the five a mode of enterprise group capitalmanagement and make a comparison, the gold pool mode of enterprise group capitalmanagement trend, characteristics, capital management on the basis of this raises thereal estate enterprise present situation and the existence question; the third part makesan empirical analysis on WH real estate group, first introduced the situation offinancial and capital management of WH real estate group, followed by that of theWH real estate enterprise group fund management problems; the fourth part to findout the countermeasures to improve the WH real estate enterprise group fundmanagement, including the risk control into cash pool WH real estate fund business objectives and principles, WH real capital estate management mode and optimization,WH real estate enterprise group fund management; the fifth part is the conclusion Inpart, this chapter points out the innovation and insufficiency of this paper. Nowadays,with the development of social economy, the new real estate trusts and real estate fundfinancing has begun to spread in the market, different ways of financing scientific andrational use of the enterprise has a vital role to the enterprise.
