With the rapid economic growth,a large number of companies have sprung up,these group companies with strong financial strength,advanced technology and diversified measures to become the backbone of China's economic construction.However,with the Group under the increasing number of subsidiaries,the total assets of the growing scale,the parent company to carry out the process of fund management is difficult to achieve a comprehensive coordination so that the company's budget is not accurate,inefficient use of funds,poor financial supervision and other financial management problems are emerging.The capital is key to company's development,just like blood of people,which throughout the enterprise development that achieving good financial management is very important to the business.Internationally renowned IBM,Siemens,Haier and other transnational groups,through using the capital management model,a unified collection of internal funds,centralized management of funds has achieved remarkable results.Set an example for many companies in the exploration of efficient management of funds to create a precedent.large group of companies centralized management of funds become the trend.Real estate enterprises are typical capital-intensive enterprises,to achieve efficient capital management is particularly important,it is imperative to focus on the management of real estate group companiesBased on the understanding of the development trend of centralized management of funds,this article provides a detailed overview of the current major financial management theory and the common five types of fund management models,using literature research,comparative research and case study,contrast to the characteristics of the five kinds of fund management model,combining with the understanding of the status quo of the financial management of the DC Real Estate Group and the analysis of the problems such as the deposit of funds in the fund management,the poor supervision and the high financial risk.Trying to build a fund management and control center as the core of the centralized management of funds.In the construction of fund management and control center,the writer fully considered fund management characteristics of real estate enterprise,and learn from the advantages of Capital Settlement Centers and Internal Banks.Designing a funds centralized management model Combine Capital Settlement Centers and Internal Banks combined for DC Real Estate Group.In order to steadily promote the construction of centralized management system of funds,we have designed a set of comprehensive follow-up measures from the aspects of budget co-ordination,process specification,system establishment,system improvement,risk prevention and staffing,and constructed a complete plan for DC Real Estate Group Of the centralized funds management,to promote the Group to enhance the efficiency of capital management.At the same time,but also for other industry enterprises to provide management reference and ideas.
