Capital is the basis of production,operation and value creation of enterprises.Capital management has always been the focus of enterprise managers.Centralized fund management is an efficient fund management mode commonly used by modern enterprise groups.It mainly concentrates the funds of the whole group to the group headquarters by means of information technology,which is managed and allocated by the group headquarters in a unified way,aiming to improve the efficiency of fund use and ensure the safety of funds.Real estate is a typical capital intensive industry,and its daily production and operation involves huge capital flow.Therefore,the efficiency of capital management has become a key factor restricting the survival and development of real estate enterprises.In recent years,the real estate industry is facing more and more complex internal and external environment,and the pressure of capital management has doubled.For the real estate enterprise groups,the traditional decentralized capital management mode is inefficient,which has been difficult to meet the needs of current capital management,and the implementation of centralized capital management is the general trend.However,the concepts and methods of centralized management and decentralized management are quite different.How can enterprises adapt to the new management mode? What measures should be taken to ensure the effective implementation of centralized fund management? It is a problem that needs attention.There are many different modes of centralized fund management,among which the cash pool mode,with its advanced management concept and means,plays a significant role in promoting the efficiency of enterprise group fund management.Based on this,this paper will take the way of practical case study,combined with the author’s many years of experience in financial management,to conduct in-depth discussion on the centralized management of funds based on cash pool.This paper takes H Real Estate Group as the research object,using literature research,case study and comparative analysis,analyzes the current situation and existing problems of the group’s centralized fund management based on cash pool,and puts forward corresponding optimization countermeasures and safeguard measures.First of all,based on the theory of centralized fund management,combined with the development background of the real estate industry,this paper puts forward the research theme and significance.Secondly,this paper analyzes the current situation and problems of centralized fund management of H Real Estate Group,and puts forward the necessity of optimizing it.Thirdly,the paper designs the corresponding optimization countermeasures for the centralized fund management of H Real Estate Group and forecasts the implementation effect of the optimization countermeasures,and puts forward the relevant measures to ensure the smooth implementation of the centralized fund management.Finally,the case is summarized and the conclusion is drawn,in order to promote H Real Estate Group to further strengthen the capital management,improve the level of capital management,so that its centralized management based on cash pool can achieve efficient operation.Through the study of this paper,the purpose is to further improve the research system of centralized fund management,and provide a case reference for the same type of enterprise groups in choosing the mode of centralized fund management.At the same time,I hope that through the research of this paper,it can provid e valuable help for the reform of capital management mode in China’s real estate industry.
