Research On Procurement Cost Of Precast Components In Prefabircated Housing

China’s real estate has developed rapidly and soon became a pillar industry ofthe national economy as a result of implementing a housing reform since the1990s.At the same time, the housing industry as an important component also achieved anunprecedented development. In recent years, China has built a prefabricated housingsystem with Chinese characteristics. No matter what kind of residential architecturesystem is, there are some issues about costs and profits as our concerning. How canwe get the maximize profits with the lowest costs also has been a focus.It is generallybelieved that the equipment and materials take up about60%-70%engineering projectaccount for residential development. The related logistics costs take up about5%-8%.The largest share is the cost of materials, which take up about70%, with greatpotential savings.This paper starts progressively from the aspects of prefabricated housing systemdevelopment, logistics costs, precast component purchasing management andprocurement costs. Its final objective is to control the logistics costs of theprefabricated housing system, and it takes procurement cost as the important controlobject. According to the differences between prefabricated housing system and thegeneral engineering system, this paper studies the procurement cost of precastcomponent, and uses many methods like expert interviews, comparative analysis andcase analysis as its research support. According to the characteristics of precastcomponent, it proposes to use JIT procurement, which can improve the quality ofprocurement. Considering the total cost of the purchasing and supply chain under JITprocurement, it builds a cost calculation model to find a right procurement strategy forboth sides. Then verify the cost calculation model by using the case analysis method.All the information will provide technical and methodological support for the futureprecast component purchasing.
