| In recent years,the rapid development of the assembly-based construction industry and the implementation of relevant policies have brought new opportunities and challenges to real estate development enterprises.Through the cooperative approach of strategic procurement,selecting prefabricated component suppliers that meet the requirements of enterprise development to ensure the stable operation of enterprises has become the choice of large-scale real estate development enterprises.At present,real estate development enterprises usually evaluate prefabricated component suppliers by means of traditional building material supplier selection evaluation criteria.However,prefabricated components have special characteristics in procurement management due to their own production and transportation characteristics,and prefabricated component supplier evaluation standards need to be adjusted accordingly.Based on the theory of procurement management and transaction cost theory,this paper uses system analysis method,optimization method,model analysis method,software analysis software,MATLAB and other software to establish a supplier selection evaluation model and supplier quantity decision model.The real estate development company in the procurement mode determines the supplier supply method.Firstly,aiming at the characteristics of strategic procurement prefabricated component suppliers,the prefabricated component supplier evaluation index system is established.Analyze the difference between the selection of evaluation indicators of strategic cooperation prefabricated component suppliers under different market development conditions,and form the prefabricated component supplier evaluation index system under the two market conditions of market development equilibrium and insufficient market development,and explain each evaluation index.Secondly,the quantitative analysis of the qualitative indicators and the normalization of the direction indicators are carried out on the selected indicators.The TOPSIS model is used to establish the prefabricated component supplier evaluation model,and the weight coefficient of the evaluation index is given by the subjective objective combination weight method.The model is sorted by the supplier of prefabricated components;again,the comprehensive analysis of the relationship between the number of suppliers of PC components and the purchase cost of prefabricated components,transaction costs and outof-stock costs,and the establishment of prefabricated component suppliers under unlimited conditions of supplier production capacity The functional relationship between the quantity and the procurement cost of the prefabricated components of the real estate development enterprise,using the iterative method to find the optimal solution of the quantitative model at this time;finally,introducing the capacity constraints of the supplier to establish the supply under the limited production capacity of the prefabricated component supplier.Number of quotient Model,the optimal solution is obtained by an iterative model number of suppliers,combined with a prefabricated supplier evaluation model,build prefabricated supplier selection model under complete strategic procurement.Applying the strategic procurement prefabricated component supplier selection model constructed by the thesis to the selection practice of the prefabricated component strategic procurement supplier of the real estate development enterprise W,verifying the practicability of the model and helping the W enterprise among the 8 alternative strategic procurement suppliers Select the appropriate number of prefabricated component suppliers,conduct strategic procurement cooperation,and give relevant recommendations for model implementation. |
