The3D visualization real estate information management system based Webapplication is located on real estate sale market that is keen competition currently,the system can demonstrate a new3D visualization to real estate like real world. Itcould make the commercial housing be3D visualization display which is forsalesmen or the market department. It would make the customers scan and check thedetails of the room structure by the model in different views just like in the realroom. It can also reduce the waste of the human and material resources, at the sametime, it can help customer make decision while buying the one.In chapter l: The advanced information and management techniques areapplying to the real estate industry. The general situation and development of virtualreality techniques are introduced, also it contains the applying in the real estate. Atthe end, we analyze the recent situations and the shortages about the salesmanagement of real estate, and introduce this thesis’ content and purpose.In Chapter2: We discuss whole demands of the system from all angles. We getthe function targets after definition User-Requirements Analysis. Then we introducethe technique framework what we need when developing the system, and especiallyabout the technique of Virtual Reality (VR) and Web GIS.In chapter3: On the basis of the feasibility study, we promote the target, theoverall framework and functional design of the system. We raise the four mainobjectives: house model library maintenance,3D display of floor type, the housingsource GIS spatial orientation, online housing sales. We also introduce the methods ofthe processes realization; meanwhile, we give a brief introduction of the data base’sestablishment which is for back-office support and the data integrity according tofunctional requirements.In chapter4:We describe how to integrate the technology of the VirtualRealistic(VR)，Web Interaction,3D visualization GIS to develop the visualizationmanagement system of the commercial housing sales. And throng the assemblingtechnique and the network pre-transfer technique of the basic house’s3D module, wecan scan or show all the function realizations. According to the establishment of our system, it will rapidly improve theefficiency of the sales work of the real estate, enrich the commodity expression formof the real estate. It also cover the shortage that simple-text data information whichthe real estate industry information system owns now. We combine the GIS and thesales management of the real estate together, Using the powerful spatial analysisability of the Web GIS, we can rapidly promote the efficiency of the commercialhousing sale management.
