China stepped into the aging society period in 2000. The large population base leads to a rapid development of aging process. Being a developing country but facing the same level of pension issue as a developed country. Aging before getting rich is the reality of the society. Inadequate pension policy and family planning policy has made pension issue become a big social problem. Diversified pension mode and industrialization pension are the future trends. A continued increasing income of the aged and a change of their pension ideas have made a good prospects for rental senior apartments. Through research, shortage of beds, non-networked information, non-standardized design and unsustainable are the main problems of rental senior apartments in China nowadays. Study latest trend and design concept, operating mode, residential district planning theory, residence theory and elderly-oriented theory of domestic and foreign rental senior apartments. Make an attempt approach of apartment layout design and combination, elderly-oriented design and facade design based on Beijing.
