In recent years, the quality management issues of residential projects have been attended by the public. Experts have studied quality management methods applied in the field of engineering projects undertaken extensive research, with remarkable results. Meanwhile, with people emphasis on the quality of residential projects with a higher level, users continue to reflect quality problems of residential project, then you must be strengthened for the quality management of residential project So, based on the research, directed by the quality issues raised, trying to use two quality management methods to address the quality problems is the core of this study. Currently, total quality management methods and 6σ quality management approach has been more widely used, but this combination of both methods to solve quality problems of residential projects has not studied by scholars, which has the necessary research, and also the innovation.This article based on the discussing research of engineering project quality management in recent years at home and abroad, and the theory of project quality. By visiting to Liaocheng Chiping residential project-Garden District, found quality problems, then made improvements. Firstly, through visiting 50 residents of Liaocheng Chiping residential project-Garden District get the quality problems, then use the PDCA cycle of total quality management approach and DMAIC model of 6σ quality management methods to find the cause of quality problems and made improvements.Through the PDCA cycle of total quality management solve all quality problems. For the problems proved by Liaocheng Chiping-Garden District 30 User’s,as leaking roofs, house (outside) wall cracks, toilet leaks, interior geometry deviations and so on, use of the PDCA cycle of total quality management approach to resolve. In the planning stage (P) analysis of the project’s quality objectives and quality management organizations planning and find no problems, in the implementation phase (D) analysis of the project find that there are not detailed quality management and control measures, in the check phase (C) find quality problems by accessing, in the action stage (D) according to the quality problems develop a more detailed quality management and control program.By the DMAIC model of 6σ quality management methods solve the housing inner (outer) wall cracks quality problems. For visiting 30 users of residential projects in Liaocheng Chiping-Garden District,17 users proposed housing (outer) wall cracks, reaching 50% or more, so we should pay attention to it. But there are many reasons for the housing (outer) walls appear crack, through 6σ quality management methods in the DMAIC model look up whether wall cracks about the compressive strength of concrete. In the definition phase (D) put forward concrete quality management requirements and strength management standards, in the measurement phase (M) sample test for the strength of the concrete wall, and then use Minitab software to make the sample mean and range control chart and found the wall concrete compressive strength is not strong, the wall cracks is indeed related to concrete compressive strength, in the analysis phase (A) find the reasons of concrete compressive unstrength with a causal method, in improving the phase (I) prove management points on the raw materials of concrete, mixer, technology, environmental, in the control phase (C) require improved phase under the control of key points and combined with total quality management program for the quality control of concrete measures to strengthen the management of concrete structures.In this paper, with the way of theory and case combination, use total quality management and quality management 6σ method resolve quality problems of Liaocheng Chiping residential project-Garden District and propose specific solutions, it is hope that this research can give inspiration for Weihai GX Real Estate Development Co., Ltd. in the future construction of building projects, and use these two methods to detect the quality issues and give resolution timely to ensure project quality.
