With the rapid development of economic and the social progress, the effect of the realestate industry to promote social progress is increasing, coupled with the continuousupgrading of technology, processes, materials and equipment, technology-driven realestate industry is quite hot. However, recently, statistics show that with the increasedinvestment in construction projects, the number of quality incidents are constantlyincreased, and most of the quality of construction is related with quality control in theconstruction project during construction. How to improve the level of quality management ofconstruction projects, and how to improve the overall quality of project management, andhow to enhance safety awareness education, has become a construction project which mustbe carefully considered. As the investors of real estate projects, consider the qualitymanagement as a core in business management has become a self-evident consensus, ininternal, on-site quality is important, use the quality and efficiency of business strategy.the competition of the construction market has been transformed into the quality ofcompetition for construction projects. How to strengthen quality control, improve thequality of consciousness,become an urgent problem.This study is divided into six parts. The first part is the introduction, describes theresearch background and significance, as well as research purposes and research, researchmethods and research technology roadmap; the second part is the basis of project qualitymanagement, outlined the part of the project quality management, total qualitymanagement,and construction projects quality management concepts and principles; thethird part is the project overview. This section explains our progress in developing the fieldof quality management in construction projects, as well as shortcomings, followed bydetailed the small-town residential building projects of the Tianjin Junliang town, and thefourth part from the quality planning and quality control during construction of the twoaspects of the project give a detailed analysis about quality management, then made theplans and measures for quality management of the entire process of the project, provide areference for other similar large-scale real estate construction projects; the quality of theproject are given in part V control measures, in order to better ensure that the project quality management, given a certain degree of protection to achieve the desired quality managementfor the project.The last section is conclusions and outlook, through the research of quality managementin Junliang town project, this study draws three conclusions, first, Junliang town projectthroughout the project implementation process, people-oriented, quality as the core of theproject construction, and give full consideration to the user quality requirements, while theshorter the duration of the project, the task is relatively heavy, the quality issues encounteredduring the operation will be more reasonable to introduce the concept of total qualitymanagement in project quality management, to optimize the quality of management of theproject is quite necessary. Second, at present, the concept of total quality management hasbeen in most countries of the world-wide acceptance and recognition, so in order to enhanceproject quality management, the need to further explore and examine this advanced concept,thus carrying out the project quality scientific and rational management process to treat theproject’s quality planning, quality assurance and quality control and other activities, andbetter quality management. Third, this study in Junliang town project quality managementprocess through the establishment of quality assurance system and to develop the quality ofconstruction project management responsibility to the project quality control. At the sametime, the project quality control points prior to and after three stages of analysis andprocessing, to arrive at the project’s quality control principles, prevention-oriented principle,the principle of this control is more conducive to the project implementation process theimplementation of quality management and control. Research prospects in the direction ofthe paper needs further study, this study focuses on the role of quality planning and qualitycontrol to quality management in construction projects, of which there are many factors thatneed further discussion and analysis, such as the cost factors of quality the impact of themanagement, progress and weather conditions, the constraints on quality management.Further discussion of these factors in future research.For other real estate projects through the project quality management, project qualitymanagement provides a new way of thinking, strengthen the sense of quality ofconstruction projects to encourage the project to participate in the exploration and researchof better quality management practices, standardize the quality control technology andincrease the quality management efforts.
