Zhaoyuan City Sunshine Elderly Apartment Project Risk Management Research

With the rapid development of economy in our country in recent years, the average family income have a qualitative leap, residents’ living standards is rising steadily. Medical and health conditions is in progress. As early as in 2000, our country has entered the aging period, the proportion of elderly population accounts for the proportion of the population is more and more high. Labor shortages, the elderly supplies of the problems of ageing problem seriously affected the construction of a harmonious socialist society. With the rising of pension problem, solving the problem of elderly people, supporting and the construction of the elderly apartment projects got rapid expansion. On older apartment project, the domestic research is less, only as a special form in the real estate industry research. Few studies to conduct a comprehensive risk management.This paper is based on the survey of field, combining with Zhao Yuan sunshine elderly apartment project and using the Delphi method to identify all the potential risk factors. The results shows six factors. Then this paper establishes three-level index system by subdividing six main risk factors of Zhao Yuan sunshine elderly apartment. According to the expert scoring and the method of FAHP, this paper analyzes the secondary and tertiary index risk. Finally, the project risk factors is obtained by analysis of total sorts and overall risk level. Finally, according to the risk of sorting, this paper put forward the plan of risk controlling, retention, transferring, and avoiding the strategy. At the same time, according to different risk and the actual situation of Zhao Yuan sunshine elderly apartment project, this paper formulates their specific solutions. The new measures put forward the higher request for the establishment of Zhao Yuan sunshine elderly apartment project parties.The construction and operation of Zhao Yuan sunshine elderly apartment is helpful for solving practical problems of the elderly support in Zhao Yuan areas. In this paper, through the study of the system of the project risk management, it put forward the proposal of normal construction and operation management.
