Research On The Strategies Of Renewal And Development Of University Unit Community

From the early days to the reform and opening period, China adopted a plannedeconomic system, urban development and housing construction had been influencedheavily by the planned economic system and the national development policy guidelines.And the welfare housing systems become the core of the housing construction andallocation system. Under this system, units adopted a pattern of all things resolvedinternally, to satisfy the workers’ demand for working and living. And the situation that“large units, small social” created the unique settlement pattern—Unit Community.University unit community embodied the living area built with colleges and universities,and it has the special residential group and the environment characteristics.However, universities flourished speedly after the reform and opening up,especially in the past two decades, as the industrialization of education, and the growthof teaching staff directly triggered tensions between college housing supply and housingdemand. Meanwhile, a developing model of "the construction of the new campus, thecoexistence of multi-campus" makes the original model of “post-live adjacent layout”has been broken. Furthermore, as the improving of people’s living standards and thereform of housing system, under the impact of commodity housing, the livingconditions under the early construction standard can not meet the current needs ofhousing. And the improvement of living conditions is the important foundation ofstabilizing the college staff. The living demand of supplying and demand of improvingcoexist and become the most important issue about the living of college staff. However, as the connotative solution, the renewal of university unit communities is an importantway to address the issue of living for staff, to continue the historical context of thiscommunity and to improve teaching staff’s living quality.This paper takes university unit community as the study object. Firstly, it definesthe developing background and related concepts, to make the conception clarity, andsummarizes the domestic and international community theory and practice situation, tosum up the study about community, providing a basis for this study. Secondly, based onthe research of some university unit communities in Xi’an, this paper takes the unitcommunity of Xi’an University of Technology as a typical case, analyzes the status ofthe living environment and the main problem. And the author makes some views aboutthe living status and transformation ways, and analyzes the particularity of universityunit community in many aspects. Once again, on the basis of analysis about thedynamic factors and guiding principles of renewal and development, the author initiallyproposes the corresponding renewal and development strategy. Finally, the author takesthe unit community of Xi’an University of Technology as a concrete case, combs thespecific developing strategies and makes the main conclusions of the paper, to exploreappropriate development strategies of university unit community, and provide the basisfor future research.
