The Study On Strategies Of Renewing Enterprise-owned Community Which Based On Community-development

The community constructed and managed by state-owned enterprise namedenterprise owned community was a social special product in China, which was theepitome of social life in that period.As our country carrying out reform and opening up,the enterprise management for the community of this kind was abolished gradually.However there is still a large number of enterprises owned community. Facilities agingand environmental deterioration are problems to the enterprise owned community,further more there are many social legacy issue left by the former enterprise. Therefore,the community of this kind should be updated. Two ways are often adopted to solve theabove-mentioned issues-local environmental renovation and massive rebuilding. Both ofthe ways, aiming at improving the physical environment of the community, ignores thecomprehensive sustainable development of the community which brings a large numberof social problems.This paper mainly consists of four parts. In the first part, the paper summarized therelevant theory, review the research results at home and abroad, and made a revelationabout the Community Renewal. In the second part, the paper introduce the results of theresearch and analysis based on three communities-Wisco No.116community，Qifacommunity，and North Lake Street community. The characteristic and problem existed inenterprise owned community were concluded in this part. In the third part, strategies forthe development of the aging enterprise owned community were carried out, whichintroduced new concept about community development and brint in the communityrenewal based on the enterprise owned community. Then, a updating mode for theenterprise owned community were proposed. Finaly, the paper presented strategies on thisissue from three aspects of physical environment, society development and securityimplementation. In the fouth part, the paper focused on the researching and the existingproblems concluded about the Wisco No.116community case, and put forward tactics forthis community from aspects of physical environment,society development, organizemanagement and security implementation.This paper introduced the community development concept to the enterprise-owned Community Renewal, meanwhile constructed the update mode and explored the strategiesfor the development of the aging enterprise owned community. It is expected that thisstudy can give some guide for realising the sustainable updating of the enterprise ownedcommunity.
