The Research On Problems And Solutions Of Residential Property Management Of Rizhao Port

China’s reform and opening up policy, which was implemented in the1970s, has greatly emancipated the productive force. Among which, the real estate industry has performed outstandingly, therefore expediting the birth of the property management industry in the Chine Mainland. With the reform of national housing system and gradual socialization and marketization of residential building, and under macro context of rapid development of national property management, Rizhao Gang Group Company has formally implemented property management reform of living quarters residence changing from welfare management mode to marketized management mode since January1,2009. With the advancement of this reform, more and more problems and conflicts of residential property management in Rizhao Port are also exposed. This paper deeply explores and analyzes the main contradictions and problems which hinder the benign development of residential property management in Rizhao Port. On this basis, this paper adopts citation index method, questionnaire method, SWOT analysis and other methods. Following the relevant theories of management science and sociology, this paper puts forward the specific measures against contradictions and problems of residential property management in Rizhao Port to be referred by relevant managers and insiders.This paper firstly explains for the necessity and inevitability of reforming living quarters’ property management in Rizhao Port, and illustrates the development of housing management and achievements of lunching the property management in Rizhao Port. Secondly, the author analyzes the existing problems of residential property management in Rizhao Port from the perspective of a property manager. Lastly, the author proposes specific solutions to the problems of residential property management in Rizhao Port based on extensively related documents by means of practice, exploration and drawing on the positive experiences at home and abroad. This essay states that the government, proprietors and property management companies should take action in terms of specific solutions, jointly create favorable internal and external environment with good interaction, multilateral development and win-win results, promote the construction of a sunny and harmonious housing estate in Rizhao Port, and usher in sound and rapid development of property management in Rizhao Port.
