In the macro context of optimistic about the prospects for market demand and intensifying market competition, it’s an important issue to be studied in the field of property management that how to introduce project quality management tools and techniques to i enhance the competitiveness of the property management companies. This essay based on the advantages of project quality management methods and techniques, combined with the characteristics of the property management, introduced total quality management methods and tools for the entire lifecycle into the field of property management. This essay applied case studies and mathematical analysis method, combining the case of intelligent residential property management of A Property Management Ltd. in Yantai City, analyzed the use of the tools such as total quality management plan, the process assessment, customer satisfaction evaluation, factor analysis. It displayed the practical application of the entire lifecycle oriented quality management methods and a variety of surveys and analysis tools, provided application reference for the property sector to strengthen the quality management.The main contents are as follows:(1) This research studied the project quality management methods such as Total Quality Management (TQM), standardized management (ISO9000standards), the6Sigma management and total quality management for the entire lifecycle of the project, and analyzed the charactcristics and relationship of a variety of quality management methods and analysis tools.(2) the research expanded quality management scope and lifecycle, formed a quality management program based on the full life cycle of property services, put forward the management tasks, evaluation index and criteria, and quality management objectives.(3) we used internal assessment and survey methods to implement process evaluation on property service project management, and used fishbone diagram, control charts, matrix diagrams analysis tools to analyze the main factors leading to quality problems, proposed quality improvement measures.(4) in the process of final quality assessment, questionnaire, factor analysis and correlation analysis methods and tools were used to survey customer satisfaction, and find out the core elements influencing service qualities and customer satisfaction.
