Since the implementation of the housing reform policy in the 1990 s,China’s real estate industry has entered a rapid development track.Nowadays,the main contradiction of housing in China has changed from the contradiction between the people’s urgent demand for housing and the extreme shortage of housing supply to the contradiction between the people’s growing demand for quality housing and the low housing quality in the real estate market.After the 19 th National Congress of the Communist Party of China,improving the quality of the supply system will become the main direction of deepening the reform of the supply-side structure,and the central task of improving the quality of the supply system is to comprehensively improve product quality and service quality.The report of the 19 th National Congress pointed out the direction for the development of the real estate industry in the new era.More and more housing enterprises have entered the stage of quality improvement and begun to attach importance to engineering quality management.Through the literature review method,interview method,case analysis method and fuzzy comprehensive evaluation method,this paper conducts research on the engineering quality management of real estate based on the total life cycle and demonstrates a new perspective of applying the whole total life concept to the engineering quality management of real estate.Under the guidance of the theory of life cycle,this paper innovates the engineering quality management mode of real estate with the example of A real estate project.This paper focuses on the quality management content and control points of real estate projects in the decision-making stage,construction stage,operation stage and finishing stage of real estate engineering,and verifies the quality effect of the project through benefit evaluation.On the basis of the case study,the countermeasures and safeguard measures are put forward for the real estate project quality management.Firstly,the quality management theory of real estate engineering based on the whole life cycle is briefly summarized.Based on the concept of life cycle management and engineering life cycle management system analysis,combining with the characteristics of real estate engineering,the paper expounds the real estate engineering quality management framework based on whole life cycle,and briefly summarizes the connotation and index system construction of real estate quality based on the whole lifecycle,and constructs a comprehensive evaluation system of real estate engineering quality based on the perspective of the whole life cycle.Secondly,the application research of real estate engineering quality management based on the whole life cycle is carried out.The basic situation of the application case is introduced,and the quality management contents of the organization structure,decision-making stage,planning stage,implementation stage,acceptance stage and operation stage of the engineering quality management are probed into in depth.Then,the paper objectively analyzes and evaluates the application benefit of real estate engineering quality management based on the whole life cycle in the process of real estate development.According to the application of real estate engineering quality management based on the whole life cycle in the A real estate project,the benefit evaluation of the case is briefly conducted,including engineering benefit evaluation and social benefit evaluation.The feasibility of real estate engineering quality management based on the whole life cycle is verified by benefit evaluation.Finally,countermeasures and safeguard measures are proposed for the quality management of real estate projects from three aspects: organizational level,cultural level and implementation level.Through the research,the feasibility of real estate engineering quality management based on the whole life cycle is obtained,and a set of practical methods suitable for the whole life cycle quality management and product quality improvement of real estate projects in the new era is summarized.At the same time,it provides the corresponding quality management theory basis and experience support for the new era real estate enterprises to enhance product competitiveness and project profitability and provides reference for domestic real estate enterprises to promote the application of life cycle quality management.
