| After the financial crisis in2008, all of the domestic industries wereundergoing painful baptism, at the same time they were seeking out the breach ofthe shadow of the crisis. However, when the other industries were recessing, thereal estate industry was different from others, and it got constantly vigorousdevelopment. Meanwhile the real estate industry gradually drove the developmentof the real estate appraisal industry. Domestic real estate appraisal exposed twomain defects. On the one hand, domestic real estate appraisal relied on subjectivefactors too much, and it ignored the action of objective factors which can influencethe real estate price. On the other hand, the Internet technology was not usedwidely in the appraisal industry, especially the application on valuation of GISwhich had abundant function was still in the stage of exploration. In the view ofthe above two points, this paper analyzed the real estate appraisal informationsystem based on GIS.This paper regards the appraisal information system as the studying object,besides it describes the current situation of the entity appraisal industry in Chinaand some application situations of appraisal information systems, then putsforward the disadvantages of the valuation industry now and opinions ofimprovement. Because the existing information systems are broad and not rigorousenough, this paper proposes the concept of the real estate appraisal informationsystem based on GIS. Through the demand analysis of such a system, we putforward the design principles of the system construction and the design of thefunction module. In order to obtain the appraisal results which are more accurate,not only we should introduce the GIS system which has rich functions into theapproval system, but we can use grey theory and the theory of fuzzy mathematicsto get the precise appraisal algorithm in the design of the algorithm. In addition,with the establishment of the factors indexes which can affect the real estate priceand the assignment values of each index, combining with the rich informationprovided by the database of GIS, the paper put forward to establish detailed indexsystem which can make the evaluation results more accurate. At the same time,this paper analyses the operation modes and types of the data involving of thewhole system, and puts forward the management type of the text data combiningwith the relational database to store the data of the whole system. At last the papercomes up with the situation of the implementation of the whole system, as well asthe ways to solve the problems of the implementation. |
