The residence districts built in1980s lags behind the urban development in new age. Although they have been used for30years, there are still lots of districts with development potential and distinctive characteristics of the times. It is hereby research in surroundings renewal of old residence district built in1980s taking a example of Haikou city Binhai new village community of Haikou city, in support of national new urbanization, to create a good environment for human settlements and meet the needs of resident lived in the olds, so as to improve the olds construction.In order to study the surroundings renewal of the olds, it consults the related theory and practice case both at home and abroad, as well as researches the olds’ status and the residents’ needs for living environment, especially focusing on the possibility and specific measures of surroundings modification and renewal of Binhai new village community built in1980s. Through the field investigations and opinion polls, it arrives at the key point of surroundings renewal solutions including maintenance of municipal pipeline, adjustment of traffic structure, addition of parking space, improvement of the public space and the standard of management. In fact, it can only makes suggestions from urban design and landscape architecture plan and design, depending on the needs of local residents, and failed to give a professional solution in municipal plan and community management.Despite all this, it comes to a conclusion that the needs of residents are the priority in any mode of the old residence districts surroundings renewal. What’s more, the renewal should act according to circumstances rather than take the formulaic demolition in a wide range without thinking about the matter of fact. So, not only can this method reduce the cost of demolition, civil conflict mitigation, but also consolidate the resource of these old residence districts and explore potential.
