With the rapid development of industrial engineering and management science,based on the spot improvement theory of industrial engineering tending to beincreasingly perfect and mature, it is formed a relatively perfect system. Spotimprovement theories have made significant achievements in reducing cost,improving work efficiency and labor productivity, raising product quality andcustomer satisfaction. However, the theories are mainly used in the on-spotmanagement of manufacturing enterprises, rarely applied to other areas, and it is usedvery few in commercial property management. With the development of China’seconomic and social progress and the rapid advance of urbanization, commercialproperty booming in every major city in China, has become a hot spot of real estateenterprises development. The weaknesses of commercial property management haverevealed in an increasingly competitive environment, in which they stressed the lackof advanced management ideas and management techniques, leading to inefficientmanagement, poor customer satisfaction, short of core competitiveness.This thesis, based on correlation theory of fundamental industrial engineeringand process reengineering, using the related technologies and methods of the spotimprovement, through qualitative and quantitative analysis, investigated on-spotimprovement process of commercial property management, designed to raisecustomer satisfaction and service quality, improve staff working and livingenvironment, reduce staff turnover, enhance overall image of commercial property.The thesis discusses the application and research process of theory ofcommercial property management on-spot improvement. Firstly, from the point ofview of spot improvement, the thesis introduced theories and methods of industrialengineering relate to the commercial property spot improvement, and re-analyzed questions of commercial property management. By human factors engineering,5W2H,ECRS, process reengineering and visual management theories and technologies,conducted a comprehensive analysis and research on the process and environment ofcommercial property management, and designed commercial property managementfield model based on spot improvement theories. Through empirical studies in chapter5, strongly demonstrate that the theoretical models of commercial propertymanagement play an important role in improving customer satisfaction, raisingemployees’ working and living environment, improving work efficiency, enhancingthe comprehensive competitiveness of enterprises. In this thesis, I hope that theresearches and designs of spot improvement model of commercial propertymanagement can help the relevant managers on theoretical research and practicaloperation.
