Study On Cost Of Green Building Based On The Life Cycle Theory

The current rapid development of the economy, with the increasingly seriousresource consumption, energy shortage, the deterioration of the environment problems,the building is an issue, the development of green architecture has become the world’sinevitable choice. A worldwide development green construction boom.In response to aglobal climate change, building a resource-conserving and environment-friendly society,realizing the sustainable development in the industry, the implementation of the greenbuilding strategy.According to related research, the green building cost is the mainfactor which hinder the development of green building, research the cost of greenbuilding from the perspective of the life cycle is particularly important.This paper based on the sustainable development as the guiding ideology, throughthe basic theory of green building, based on the life cycle cost theory understanding asthe foundation, first of all know the current situation of the development of greenbuilding cost at home and abroad, then according to the life cycle theory will be dividedinto green building decision-making, design, construction debugging, operationmaintenance and recycling discarded five stages, points out the life cycle costcharacteristics of green building, and then puts forward the life cycle cost structuremodel of green building. Based on the analysis of the previous, according to thecharacteristics of green building and development condition, judging by several indexchoosing principles, pick up24factors that influence the life cycle cost of greenbuilding, using the principal component analysis method to determine the six keyfactors. Finally, on the analysis of the existing cost estimation method,adopting thefuzzy identification method to calculate the cost of construction project initialization,according to the project construction cost estimate has, using the foreign monte carlosimulation method calculating future operation maintenance cost of project, establisheda suitable life cycle cost estimation model of green building for China’s nationalconditions, and with a green house building for example, the use of this paperestablished cost estimation model of the cost estimate for the inspection of this model isscientific and operability.This article from the perspective of the life cycle of green building the life cyclecost, the analysis of cost structure of green building and proposed key factors for peoplewith further knowledge of green building, can be used as the basis that a department controls green building cost. The proposed the life cycle cost model for the relevantdepartment can provide a reference basis for decision-making and technical support.
