As one-level subsidiary company of metallurgical Corp of China, China Metallurgical Real Estate Co., LTD is a company with "level" qualification of real estate development, and property management, real estate development, new business services as a whole, and it is a large state-owned real estate enterprise with high, massive, multi-level management. In recent years, with the real estate policies in our country, MCC Real Estate has completed the company formation in five regions of the central China, South China, Northeast, Southwest, and Beijing-Tianjin-Tangshan region, and completed the "gold items" in Beijing Zhongguancun,"China Metallurgical" multiple project and other major projects of national and regional projects, achieving good social and business benefits. With high quality service and excellent technology, it brings a lot of customers. As the number of clients increase, how to manage a large number of customer information, including customer information statistics as well as all kinds of information reports management, has also become an urgent problem that the MCC Real Estate needs to solve.Customer management system is short for customer relationship management (CRM) software system, is a system that relates to the full management to all customers and assists enterprise staffs on processing customer information. In customer management system, it will regard enterprise of customers as enterprise resources to manage, and its purpose is to implement the set management of enterprise customers. And it has detailed statistics to the customer business type, and business range and customer business content, which will be reported to the enterprise leadership and it provides rich of customer information for enterprise salesman.This paper describes the acquisition and analysis, the design and the implementation process of customer management system for MCC Real Estate. Firstly, it has needs research on MCC Real Estate limited company, and gets customer management needs in all sectors. It has needs analysis to different business type in customer management, determining what to do in the each links of customer management, and it has functional design on customer management system, respectively has detailed functional design on customer clues management, customer reception, and marketing opportunities and other modules, then to the every aspect of customer managing relating to the database, completing the functional design to the customer management system. Combined with the MCC needs analysis and functional design, it achieves the customer management system using J2EE software development platform, and describes in detail the implementation process of each functional module.The system ultimately achieves customer management functions of individual departments for CMM limited company, and can connect with other application system of the company, and it provides a full range of services for the company. It realizes the construction of customer information resource library, and is convenient for business personnel to do the customer information analysis and opportunity mining work, at the same time it can realize customer information download, inquires into and output function.The operation of the system basically meets user’s needs of CMM all sectors, and it realizes customer management functions of the MCC limited company. It provides strong support for the staffs to analyze the customer information, at the same time helps the leader query the company customer information, providing strong guarantee for making the next customer management plan.
