| The design management in the residence house construction is a vital link of real estate de-velopment. Firstly, this paper makes an introduction of the design management status home andabroad. It analyzes the management process from project design to construction drawing design,and points out the content and pattern of design management, both within the background of pre-sent domestic real estate development. Then with the case study of typical domestic dominant realestate enterprises, this paper shows their major functioning methods, related major design man-agement procedures and controlling process. Within these findings, this paper studies in detail thedomestic real estate project design management from the aspects of actual construction systemand process controlling. Therefore it is fully discussed how to improve the residence-house realestate design management efficiency from the aspects of standardization of design managementprocess and assignment, design quality-control priority, choice and management of designingunits, limited-quantity design and design management optimization, etc.Finally, with the case study of Humen Golden Bay high-rise residential project development,this paper summarizes the characteristics of its project design management from the formation ofspecific design schedule and project proposal, to the selection and optimization of design projects.Also the key issues that need attentions in actual design management are discussed, and somespecific relatively advanced design projects in design-management process are described, such asthe application of smart residence and green low-carbon construction design. The elaboration inreal cases of design-quality examining points, and technical bidding requirements and specifica-tions, enables us to know the content and process of actual-project design management, and givesthe reference as to improve the quality and efficiency of design management. |
