Research On Anti-leakage Quality Management System Of Decoration House For Real Estate Enterprise

With the development of social economy and fast-moving pace of modern life,most property buyers choose decorated house due to lack of enough time and energy for personal decoration.Since roughcast house are dominant in China's property market,most property developer have limited time for decoration,and lack of effective quality management system.Leakage problem is one of the quality problems which is urgently in need of solution because of the impact on consumers' life,the life of the building and the functions.Leakage is one of the most important decoration housing quality problems due to its poor anti-leakage performance.To establish an effective anti-leakage quality management system of decoration housing is of great significance to improve the control ability,to reduce or even avoid the occurrence of leakage problem and to alleviate the contradiction between consumers and real estate enterprises about quality problem.Throught the methods of literature review,field survey,the author analyze the current situations of the decoration housing quality management and anti-leakage management for the real estate enterprises leakage The relevant theory about the concept of leakage in engineering and integrated management are studied.The scope of the quality management of decoration housing of real estate enterprises is defined,which laid a theoretical basis for the establishment of the quality management system.According to the results of field survey and interview,the probability,location of the anti-leakageare investigated,and the influences onthe use function,structural safety,service life and development cost,brand value are analyzed.According to the development and construction process of residential decoration,the reasons of leakage occurrence were presented.Then,according to the principle of quality management system and the theory of integrated management,the integrated quality management model of anti-leakage is proposed,and the dimensions of management organization,management process,management objectives and technical standards are integrated built.Furthermore,anti-leakage quality management system of decoration housing of real estate enterprises is established.The proposed anti-leakage quality management system provides theoretical support to optimize resources,plan work flow,determine objectives,and develop management requirements and technical standards,which can help to reduce the probability of leakage problems in the residential decoration.
