China's economic transition from planned to market gradually, the real estate industry is an important pillar industry of national economy, but the rapid investment growth and house prices rose too fast also brought many negative effects. In this very adverse environment, the real estate companies can optimize cash flow management, allows companies a competitive advantage in the future.Real estate industry is one of the basic industries of China. The smooth growth of real estate will help the prosperous of China's economy. In the last a few years, the real estate grew quickly. But the rapid growth of investment also causes some negative effects and the government publishes some policies to regulate the real estate market. The companies of real estate are in face of threatens and they should develop themselves to gain advantages.As there are larger scale and group companies of real estate, the real estate companies are worried about if they can enjoy consistent development. As fund intensive companies, the efficiency of fund management is critical to the development of real estate companies. The real estate companies should take fund management as the core of company management and set up a fund centralized management system.Now the real estate industry is in their developing period. The technique, management and service are not as good as that of modern countries'. So the real estate company should develop to Group Company, and count on human resource and brand, and take fund management as core management to develop the core competence, which will help the real estate company to develop healthily.The investment on real estate become more and more and the price of real estate soar up. The government becomes to take measures to regulate. The financial crisis forms the Unite State influence all the world and the real estate company are in face of many difficulties. This paper tries to solve these problems and help the real estate companies to gain competition advantage. The paper is meaningful and the reasons are as follows:Firstly, this paper can help the real estate companies to develop smoothly and consistently.Nowadays, the real estate industry of China is in its developing stage. The technique, management and service are not as good as that of modern countries'.
