The Study On The Application Of The Delicacy Management In Real Estate Project

As the homogenization of the market and the developing of the network information, delicacy management has become a critical tool for a real estate enterprise to improve the comprehensive project competitiveness, expand the living space and make a firm stand in the fierce competitive market . Delicacy management of the real estate project has become the consensus in the industry, but there still has certain deviation among people about the understanding and implementing. Generally, people take delicacy management as standardization,scientific management and process design, but lack of the acknowledging that it should be better integrated between the enterprise institution and delicacy management or scientific management. This also should be the main reason that most of the real estate companies have a slow progress during the introducing of the delicacy management.Based on the practice of the construction management of the real estate enterprise, this paper will discuss through the true meaning of the delicacy management in the real estate project,the concrete method of the delicacy management implementation,the difference between the delicacy management from the traditional management, and how to use the delicacy management as a tool to improve the comprehensive competitiveness of enterprise, etc. Meanwhile, this paper will points out the misunderstanding that people may have about the delicacy management, finally the paper will discuss how to use delicacy management to management to make the engineering construction "more easy".This paper chose VK, a leading enterprise in Chinese real estate industry, as a example to implement the empirical analysis. As the industry leader, VK is also one of the earliest China real estate enterprises that introducing the delicacy management, so the research of VK's delicacy management has important significance of benchmarking. In line with the purpose of exploration, this paper focuses on the analysis of the background,measure implementation effect and the existence question of the delicacy management implementation in VK, the key analysis is that VK how to implement delicacy management in engineering construction process.
