Research On Cost Management Of Real Estate Project Based On Value Engineering Perspective

With the healthy and stable development of China's national economy,China's urbanization process has entered a new stage,the people's material and cultural living standards have been greatly improved.After bidding farewell to the era of shortage economy,people pursue a higher quality of life,have a higher and more comfortable demand for housing conditions,real estate development projects show a rapid growth trend.Under the guidance of the strategic policy of pushing forward the supply-side structural reform,the development of the real estate industry has gradually changed from the golden age to the silver age.The changes of the industry environment have to force the real estate enterprises to seek to improve the operational efficiency and reduce the cost of enterprises.In this environment,it is very important to pay attention to the real estate development enterprise cost management thinking and exploration.At present,many engineering examples have shown that as an excellent and highly applicable engineering cost management theory,value engineering theory has achieved remarkable results in promoting the cost control of the entire real estate development project,and plays an important role in the actual cost management process of real estate development project.Therefore,starting from the main contradictions existing in China's real estate industry,this paper puts forward the important role and practical significance of popularizing value engineering in the real estate industry,and expounds the necessity of applying value engineering to the cost management of real estate development projects.This paper first briefly introduces the development trend of China's real estate projects,points out that it is urgent to study the cost management of real estate projects,and then expounds the application of value engineering in various industries at home and abroad,and obtains the rationality and necessity of applying value engineering to the cost management of real estate projects.Then it gives the research overview of cost management and value engineering at home and abroad.Finally,it summarizes the research contents,research methods and research purposes of this paper.Then through the analysis and research of cost management and value engineering theory,this paper proves the feasibility and rationality of applying value engineering to real estate project cost management.The application of value engineering in cost management of real estate project and the advantages of value engineering in cost management are introduced with an engineering example.Finally,by comparing thechanges of real estate project cost management before and after application value engineering,the feasibility and superiority of applying value engineering to real estate project cost management are proved.Finally,this paper takes the planning and design scheme of a real estate project as an example,determines the research object through the existing data and budget cost of the project,calculates the index weight of each part of the project by using the analytic hierarchy process,and introduces how to apply the value engineering to the real estate project in detail in the cost management work.As for the problems and shortcomings of the cost management of the project,which are analyzed by the theory of value engineering,this paper gives corresponding analysis and research from three aspects of technology,economy and management.The purpose of this paper is to prove the rationality and feasibility of applying value engineering to real estate projects by analyzing the basic theories of cost management of real estate projects,such as the concept,influencing factors and the meaning and application process of value engineering,and to provide reference for future research on cost management of real estate projects.
